3-Bedroom Barndominium in Missouri

Three bedrooms is the top of the first band in Missouri's septic tables, which makes it the most efficient bedroom count on an on-site system in this state. The minimum tank is the same as it would be for one or two bedrooms; the drainfield is not, because that is sized per bedroom at every count. Understanding which of those two the third bedroom moves — and which room in your plan the rule will quietly count as a fourth — is the difference between a system that is sized right and one that is sized twice.

What actually changes with this feature

The look is the easy part. These are the decisions that follow from it.

What three bedrooms actually asks of the system

A minimum design flow of 360 gallons per day, at the rule's 120 gallons per day per bedroom under § (1)(E)1. A minimum septic tank liquid capacity of 1,000 gallons under Table 4 — the same row that covers a one-bedroom and a two-bedroom dwelling, and the last row before the step to 1,250 at four bedrooms. And an absorption field of 600, 795, 900 or 1,800 square feet of trench bottom depending on which percolation band the soil falls in. The rule also sets a floor the small end cannot go below: the minimum design volume of sewage from any establishment is 100 gallons per day, and from any single-family dwelling 240 gallons per day.

The occupancy clause that overrides the bedroom count

Bedroom-based sizing is not the whole rule. Section 19 CSR 20-3.060(1)(E)1 provides that "When the occupancy of a single family dwelling exceeds two (2) persons per bedroom, the volume of sewage shall be determined by the maximum occupancy at a rate of sixty gallons (60 gals.) per person per day." A three-bedroom house is presumed at six people and 360 gallons per day; a three-bedroom house genuinely occupied by seven is sized at 420. That clause matters most on exactly this plan, because a three-bedroom barndominium is the shape most often built for a family that will exceed two per bedroom for a while. Say the real occupancy at the design stage rather than discovering the system was sized for a smaller household.

The room that turns a three-bedroom into a four-bedroom

Section 19 CSR 20-3.060(1)(A)8 defines the term functionally: "Bedroom-Any room within a dwelling that might reasonably be used as a sleeping room. The number of bedrooms in a residence as given by an appraiser will be used in determining volumes in the sizing of on-site sewage disposal systems." That is not a test of what the plan calls the room. An office with a door and a window, a bonus room over the garage, a finished loft — each can read as a bedroom, and the moment one does the plan is a four-bedroom for sizing purposes: 480 gallons per day, a 1,250-gallon minimum tank, and another bedroom's worth of trench bottom. Decide before the system is designed whether that room is genuinely open, or size for four.

Everything except the sizing is identical to a four-bedroom build

This is worth stating rather than dressing up as a difference. Who permits the system, whether a percolation test or a soil morphology examination in a profile pit is used, the setbacks, the frost depth, the design wind and snow loads, the accessory-structure caps, the exterior-materials rules and the licensing thresholds are all identical between a three-bedroom and a four-bedroom Missouri barndominium. The gap between the two plans is a tank size, a design flow and a field area, plus one more egress opening and one more smoke alarm location. Anyone selling you a bigger difference than that is selling you something else.

In Missouri the third bedroom is free on the tank and paid for on the field

Missouri's minimum construction standards for on-site sewage disposal systems size a residential system on bedroom count, and they do it through two separate mechanisms that behave differently at three bedrooms. Table 4, at 19 CSR 20-3.060(4)(B)16, sets the minimum septic tank liquid capacity in bands: 1,000 gallons for one to three bedrooms, 1,250 for four, 1,500 for five. A one-bedroom cabin and a three-bedroom house need the same minimum tank, so going from two bedrooms to three costs nothing there — and going from three to four is the first increase the table contains. The absorption field works the other way. Table 5 at § (5)(A)4 is expressed per bedroom, so every bedroom adds area at whatever rate the soil returns: 200 square feet per bedroom at 11 to 30 minutes per inch, 265 at 31 to 45, 300 at 46 to 60, and 600 at 61 to 120 minutes per inch, a band the table notes "Must be designed and approved by a Missouri registered engineer." Three bedrooms at those rates is 600, 795, 900 or 1,800 square feet of trench bottom. And the design flow follows the same per-bedroom logic: § (1)(E)1 sets 120 gallons per day per bedroom with a floor of 240 gallons per day for any single-family dwelling, so three bedrooms is designed at 360 gallons per day. One caution on currency: the Department of Health and Senior Services states that following the 28 August 2026 amendment to RSMo 701.046 the state's on-site sewage application fees are suspended until new standards take effect, so these standards are being replaced — confirm the figures with whoever permits your parcel. The suspension is of the STATE fee: as amended, RSMo 701.046 requires a fee in the amount established by the city, county or department, so a county running its own ordinance programme still sets and charges its own.

Three bedrooms plus a genuinely open loft

3 bed / open mezzanine, no door

The version that stays a three-bedroom under 19 CSR 20-3.060(1)(A)8, because the loft cannot reasonably be used as a sleeping room once it has no door and no separation. Close it in later and the definition catches it. If there is any prospect of that, sizing the system for four bedrooms at the outset costs a tank step and one bedroom's field area rather than a replacement system.

Is a three-bedroom cheaper to service than a four-bedroom in Missouri?
On the septic system, yes, and by a specific amount rather than a general one. Table 4 of 19 CSR 20-3.060 sets the minimum tank at 1,000 gallons for one to three bedrooms and 1,250 for four, so three bedrooms is the last count on the smaller tank. The design flow is 360 gallons per day against 480 at the rule's 120 gallons per day per bedroom. And the absorption field is one bedroom's allocation smaller under Table 5: at 11 to 30 minutes per inch that is 600 square feet against 800, at 31 to 45 it is 795 against 1,060, at 46 to 60 it is 900 against 1,200, and at 61 to 120 it is 1,800 against 2,400. Everything else about the two builds is the same. On mains sewer inside a city, none of this applies and the difference between three and four bedrooms is genuinely just the floor plan.
Does the third bedroom cost anything at all?
Not on the tank, and yes on the field. That split is the useful thing to know about this bedroom count. Table 4's first row covers one, two and three bedrooms at the same 1,000-gallon minimum liquid capacity, so a third bedroom adds nothing to the tank size. Table 5 is written per bedroom with no bands at all, so the third bedroom adds 200, 265, 300 or 600 square feet of trench bottom depending on the soil, exactly as the fourth would. And § (1)(E)1's 120 gallons per day per bedroom applies from the first bedroom, subject to the 240-gallon-per-day floor for any single-family dwelling. So the honest answer is that the third bedroom is free on one of the three sizing inputs and priced on the other two.
Will a three-bedroom system fit on a difficult lot?
More often than a four-bedroom one, and the reason is area rather than volume. The field has to go somewhere that qualifies, and Missouri's rule is specific: § (5)(A)11 treats uniform slopes under 15 percent as suitable, says slopes between 15 and 30 percent should not be used unless the soils are three feet or more below the trench bottom, and permits slopes over 30 percent only under listed conditions with the administrative authority's approval. Section (5)(A)5 requires at least two trenches with no single trench longer than 100 feet unless approved case by case, spaced at least three times the trench width on centres with a five-foot minimum. On Ozark slope or a narrow tract, 795 square feet of trench bottom fits where 1,060 does not. What a smaller field does not do is get you past the harder edges: absorption trenches should not be built in soils slower than 60 minutes per inch and in no case slower than 120, and a rate slower than 60 means the design must be drafted and signed by a registered engineer unless suitability and sizing were established by soil evaluation.
My plan has three bedrooms and an office. How is that counted?
Probably as four bedrooms. 19 CSR 20-3.060(1)(A)8 defines a bedroom as "Any room within a dwelling that might reasonably be used as a sleeping room," and adds that the count "as given by an appraiser will be used in determining volumes in the sizing of on-site sewage disposal systems." That is a functional test applied to the room, not to the label on the drawing, and a closed room with a door and a window generally satisfies it. There are two honest responses. Size the system for four bedrooms — a 1,250-gallon minimum tank, 480 gallons per day and one more bedroom's field area — or keep the room genuinely open, with no door and no separation, and accept that closing it in later changes the answer. The second option is cheaper now and expensive if you change your mind, because a drainfield is not straightforward to extend once the site is finished.
Is there a minimum house size for a three-bedroom in Missouri?
Not one that is expressed per bedroom anywhere sourced, and the minimums that do exist are set low. Unincorporated Jackson County's dwelling definition, amended by Ordinance 5912 on 16 December 2024, requires "a minimum of 300 square feet, excluding porch, patio and garage." Lee's Summit's UDO § 6.060.B.8 sets 720 square feet for a single-family home. St. Charles County's "A" district requires a dwelling to have at least 800 square feet of living space. Camden County's A-1 area table and Christian County's A-1 table each require a 640-square-foot first floor. Cass County's building department states that a residence needs 1,000 square feet of living area, not including basements, porches or garages. Missouri has no statewide residential building code and no statewide minimum dwelling area, so this is entirely a local question — and in the 89 Missouri counties that are third classification on the Missouri Association of Counties' May 2025 list, the county has no building-code authority at all under RSMo 64.170, leaving zoning as the only source of a floor-area rule if there is one.
Does the county or the state decide how my system is sized?
Both, in a specific order, and it is worth knowing which. The Department of Health and Senior Services records three authority types for on-site wastewater: its own onsite programme, a local authority by contract, and a local authority by ordinance. A Contract county — Taney is the sourced example — administers the state minimum construction standards, so the tables above are the tables. An Ordinance county writes its own and may be stricter: Jackson County requires every design to be sealed by a Missouri-registered professional engineer and sets a 3.0-acre floor for a new lot needing on-site wastewater; Greene County's standards reach the whole unincorporated county with no acreage carve-out; Lincoln County's reach any parcel under 40 acres; Cass County's § 700.040 reaches any unincorporated property at $300. RSMo 701.031's three-acre exclusion is an exclusion from the state programme only, it does not apply to lots adjacent to lakes operated by the Corps of Engineers or by a public utility, and RSMo 701.047 lets a county ordinance reach the same parcel regardless. Check the county selector for your county before assuming anything.
Do three bedrooms change anything about the building itself?
Only the egress and alarm layout, and that is a genuinely short list. Christian County's published specification for living quarters in a barn or accessory building requires every sleeping room to have its own direct egress, requires interconnected hard-wired smoke alarms with battery backup, and requires at least one egress door exiting directly to the exterior of the living area, side-hinged, not less than 36 inches wide and 6 feet 8 inches high; Greene County's Appendix T carries the same egress door requirement and both counties bar any door or window opening into a sleeping area from the shop side. In a steel or post-frame wall each of those openings is a framed penetration in a panel that also carries lateral load, so their number and position belongs on the drawings. Beyond that, nothing in a Missouri jurisdiction's design loads, frost depth, accessory caps, setbacks or licensing thresholds moves with bedroom count.
What should I settle before the system is designed?
Three things, and none of them is the tank. First, the real bedroom count including every room that might reasonably be used for sleeping, because 19 CSR 20-3.060(1)(A)8 is a functional test and it is applied by someone other than you. Second, the real occupancy, because § (1)(E)1 switches to 60 gallons per person per day where a dwelling exceeds two persons per bedroom, and a three-bedroom plan is the one most likely to. Third, which site evaluation your permitting authority will use — § (2)(D) states that two types are acceptable and that "The administrative authority will determine which method(s) is to be used," so the phrase for a Missouri drawing set is a soil morphology evaluation, or a percolation test if the local authority allows one, never a perc test on its own. And confirm the figures are current: the Department of Health and Senior Services has said the state's on-site sewage application fees are suspended following the 28 August 2026 amendment to RSMo 701.046 "until the new standards take effect," which means the standards themselves are being rewritten.
